We carry out routine visits - the first after three months - to ensure your tenant has got off to a good start and then once every six months. You will receive a report, which includes colour photos, that is talked through with you by your Property Manager.

Has your rental value been reviewed in the last 12 months?

We carry out regular expert rental reviews to ensure you are getting the maximum income from your investment. We proactively check current market conditions and advise you of any recommended increases, giving you absolute control of any changes you wish to make.

Did your agent do everything it could to get you the right tenant?

Is it complicated to switch agents?

Not at all. We deal directly with your existing agent, making your move to us as smooth as possible. You simply sign a letter authorising us to act on your behalf and we will do the rest.

Do I need to provide you with any additional information?

No. Once we have your written authorisation we will obtain all relevant information from your existing agent, including tenancy agreements and prescribed information, guarantor agreements (if applicable), copies of safety certificates, inventory and schedule of condition, tenant referencing outcome reports, management keys and details of any arrears, open maintenance issues and deposits.

How do I let my tenants know I have switched agents?

We will write to tenants on your behalf to let them know that we are taking over the management of their tenancy and ask them to sign a release, allowing us to obtain information about them from your existing agent. We will also arrange to meet with your tenants at the property. This allows us to talk about our service and how we help to keep tenancies running smoothly, whilst making an assessment of the current condition of the property. It also offers your tenants the opportunity to ask us any questions they may have about the switch, and to make us aware of any maintenance issues there may be.

Will I need a new tenancy agreement after switching agents?

Yes. We will draw up a new tenancy agreement for each of your tenants, and set up new standing orders for them to pay their rent, effective from the date we take over management.

Will it cost me to switch agents?

That really depends on the agreement you have with your existing agent. However, we will give you £250 towards any early release fees you may incur from them, to thank you for switching to us.

How can I be sure you won’t increase your fees after I switch?

Our management fees are frozen until 2020 for both new and existing customers, so you can be sure there will be no nasty surprise price increases once you have made the switch.

What checks will you make on my property?

We carry out routine checks to ensure your property is well-maintained and you are well-informed. After the first three months, we will visit your tenant to make sure they have settled in and no issues have arisen. We will then visit every six months and produce a report, which includes colour photographs, for your Property Manager to talk through with you.

What if I need to find a new tenant?

We have a significant database of potential tenants, built upon our decades of experience helping people in all aspects of housing and property. Combined with our open house scheme, which allows your property to be showcased to all interested parties, we are able to find you a tenant who is the perfect fit for you and your property.

What happens if there are problems with a tenancy?

No one can ever predict what the future holds, and sometimes circumstances cause issues to arise from even the most conscientious of tenants. We offer 3 months' free rent protection to all our landlords, providing assurance that their rental income will remain consistent throughout any periods of change.

How do I know I am charging a suitable rent?

We regularly review the rental value of all the properties we manage, checking current market conditions and assessing how those rental incomes compare with similar properties on our books. Landlords are then advised of any potential increases they could make, guaranteeing they receive the maximum return on their investment. Rent charges will only be adjusted upon the instruction of the landlord, ensuring you retain absolute control over your rental income.
